What Window and Door Replacement Involves

Window and door replacement is the removal of existing frames and glazing and their replacement with new units, typically to improve thermal performance, reduce draughts, and cut noise transmission. A window’s thermal performance is measured by U-value in watts per square metre per kelvin (W/m²K); a lower U-value means less heat escapes.

Irish building regulations (Part L) require replacement windows and glazed doors to achieve a U-value of 1.4 W/m²K or better. SEAI-registered installers confirm the specification meets this threshold as part of the quote.

Brand new grant for 2026. SEAI introduced a standalone windows and doors grant on 2 March 2026, the first time either measure has been grant-aided outside the One Stop Shop deep retrofit route. Combined, the windows and doors grant reaches €5,600 for a detached house.

Insulation must come first. Attic and wall insulation must already be rated “Good” or “Very Good” on your BER Advisory Report before SEAI approves the windows or doors grant. Check the insulation page if this applies to your home.

Windows

Price depends on frame material, size, and glazing specification. uPVC is the most affordable and most common material in Ireland. Aluminium and timber cost more. Triple glazing costs 20 to 30 percent more than double glazing but cuts heat loss further and reduces noise transmission.

This is a once-off entitlement per property: no second claim. Windows must achieve a U-value of 1.4 W/m²K or better to qualify.

Doors

Composite doors combine a timber-effect exterior with better insulation and durability than uPVC, typically lasting 30 to 35 years against 20 to 30 for uPVC. A like-for-like front door replacement typically takes 3 to 4 hours on the day of installation.

SEAI Doors Grant

€800 per external door, maximum 2 doors, for a maximum of €1,600. Same pre-requisites as the windows grant. Can be claimed alongside or separately from the windows grant.

Combined Maximum

Windows plus doors for a detached house: €5,600. This is the highest combined grant total available for any single-visit measure category outside a full deep retrofit.

Risks, Exclusions, and Limitations

Insulation Pre-Requisite

SEAI requires attic and wall insulation to already be rated “Good” or “Very Good” on the BER Advisory Report before approving the windows or doors grant. A poorly insulated home may need insulation work first.

Build Date Cut-Off

The home must have been built and occupied before 2011.

Once-Off Entitlement

The windows grant is a single claim per property. There is no provision for a second phase of window replacement at a later date under this grant.

U-Value Threshold

Windows must achieve 1.4 W/m²K or better. Budget or older-style replacement windows may not meet this threshold; confirm the specification with the installer before ordering.

Older Properties May Need Extra Work

Removing rotten timber, repairing reveals, or handling lead paint in period properties adds cost beyond the base window price.

Access and Location Affect Cost

Upper floor windows, tight inner-city sites, and Dublin labour rates increase the total quote compared with straightforward ground-floor rural installations.
