What SEAI Home Energy Grants Cover
SEAI (the Sustainable Energy Authority of Ireland) administers home energy grants covering insulation, heating, windows, doors, solar, and EV chargers. Grants are administered under three main routes: the Better Energy Homes scheme (individual grants per measure, applied for separately), the One Stop Shop or National Home Energy Upgrade Scheme (a managed deep retrofit with grants deducted upfront), and the Warmer Homes Scheme (fully funded upgrades for homeowners on qualifying welfare payments).
2026 saw the largest single-year grant increase in the scheme’s history. The heat pump grant nearly doubled to €12,500, attic and cavity wall grants increased, and a brand new windows and doors grant launched in March. If you’ve seen older figures elsewhere, they’re out of date.
Better Energy Homes Scheme
Applied for separately, per measure. Grants stack, do multiple upgrades and claim multiple grants.

Attic and cavity wall insulation: up to €2,500 for first-time buyers (home purchased on or after 1 January 2025) and homeowners on qualifying welfare payments, regardless of house type.
Combined Grant Potential
- A single detached house completing every applicable individual measure can qualify for over €38,000 in combined grants.
- A typical 3-bed semi-detached home completing a realistic combination, insulation, heat pump, and solar, qualifies for €15,000 to €21,500.
- Heat pump plus solar together: up to €14,300.
- Full deep retrofit via One Stop Shop: typically €25,000 to €30,000.

Better Energy Homes

Rules That Disqualify Applications Most Often
Starting work before approval disqualifies the grant. This applies to every SEAI grant without exception. This is the single most common reason applications fail.
Build Date Cut-Offs Vary by Measure
Insulation, windows, and doors require the home to be built before 2011. Heat pumps and solar require built before 2021. EV chargers have no build date requirement.
Cannot Claim the Same Measure Twice
Except wall insulation from March 2026, where a second wall measure (for example, external insulation following previous cavity fill) is now permitted.
Contractor Must Be SEAI-Registered
This applies to every grant. An unregistered contractor means no grant, regardless of work quality.
Pre-1940 Solid-Wall Homes Need a Different Route
The standard external wall insulation grant isn’t available to these homes through the individual Better Energy Homes route. The Traditional Homes Pilot is the path instead, requiring a whole-house upgrade through an OSS provider.
