What Deep Retrofit and One Stop Shop Involve

A deep retrofit is a whole-house energy upgrade that combines multiple measures, typically insulation, heating, and sometimes windows or solar, carried out together to move a home to a significantly better Building Energy Rating, usually B2 or better.

The One Stop Shop is the SEAI-backed delivery model for this: a single registered provider manages the entire project under one contract, applies for all applicable grants on the homeowner’s behalf, and deducts the grant amount upfront from the bill rather than the homeowner claiming it back after payment.

This is different from RetrofitIreland.ie’s individual service pages. There, a homeowner selects one or two upgrades and deals directly with a specialist contractor for each. This page is for homeowners who want several measures carried out together by a single managed provider.

A whole-house deep retrofit typically costs €50,000 to €75,000 before grants, depending on home size, condition, and the specific measures required.

The OSS Premium

Using an OSS provider typically costs 15 to 30 percent more than self-managing the same measures individually. On a €40,000 retrofit, this is roughly €6,000 to €12,000 extra. This premium covers project management, coordination across trades, and the convenience of a single point of contact and a single bill.

One Stop Shop or Individual Grants?

Both routes are legitimate. The right one depends on project size and how much control you want.

Choose One Stop Shop If

Risks, Exclusions, and Limitations

No Choice of Subcontractors

The OSS provider assigns their own registered subcontractors for each trade. A homeowner wanting to choose a specific insulation or heating contractor should use the individual measures route instead.

The 15–30% premium is real. This is a genuine added cost in exchange for single-contract convenience; it is not the cheapest way to complete the same works.

Eligibility Conditions

The home must have been built and occupied before 2011. The property should generally have a BER of B3 or lower before works begin, though this requirement is being relaxed from March 2026. The completed project must achieve B2 or better.

Cannot Double-Claim

A home that has already received SEAI grants for a specific measure generally cannot claim again for the same measure under OSS.

Longer Project Timeline

A whole-house scope with multiple trades takes materially longer than a single measure, and living in the home during works may involve more disruption.
