The five eligibility rules that decide whether you qualify. The average U-value calculation, the insulation shortcut, extension rules, and how to apply for up to €5,600.
The Five Eligibility Requirements
The Windows and Doors Grant pays up to €4,000 toward window replacement and up to €1,600 toward external doors, as a standalone measure under the Better Energy Homes scheme. Pre-2011 Build
Home built and occupied before 1 January 2011.
Adequate Existing Insulation
Attic around 300mm, walls insulated to a reasonable standard, confirmed via BER Advisory Report. If insulation isn’t yet adequate, see the insulation guide to sort that first.
Genuine Replacement
Must be replacing inefficient existing windows or doors (single glazed or first-generation double glazing), not new openings.
Average U-Value 1.4 W/m²K or Better
Measured as an average across all windows after the upgrade, not per individual window.
SEAI-Registered Contractor
Non-negotiable for every SEAI grant.
Two Rules Most Guides Get Wrong
You Might Not Need Every Window Replaced
The requirement isn’t that every single window individually hits 1.4 W/m²K. It’s that the average across all windows after the upgrade reaches that threshold. For most homes with original glazing throughout, this means replacing everything. But if some windows are already high-performance, from a recent partial upgrade, for example, those may not need to be touched, provided the overall average still qualifies.
A Prior Insulation Grant Already Proves Eligibility
If your home previously received an SEAI grant for attic and wall insulation, that’s accepted as evidence the insulation pre-requisite is already met. No further checking required. Otherwise, check your BER Advisory Report for “Good” or “Very Good” ratings, or arrange a pre-works assessment if it’s old or missing.
Do Extensions Qualify?
Windows in an extension built before 1 January 2011 qualify alongside the original part of the house. Extensions built from 2011 onward are not eligible, since newer construction was already built to higher energy standards. The original house can still qualify even if a post-2011 extension doesn’t.
Launch exception, now closed. Homeowners who had commenced or ordered a window or door upgrade since the government’s announcement on 27 January 2026 were still eligible, provided scheme requirements were met and a registered contractor was used. This was a one-time transitional exception at the scheme’s launch. It does not apply to new applications now, the standard rule against starting work before approval applies without exception.
How to Apply
Check Your BER Advisory Report
Confirm attic and wall insulation ratings, or that you’ve previously received SEAI insulation grants.
Resolve Insulation First, If Needed
This has its own separate SEAI grant and is a hard pre-requisite, not a recommendation.
Get at Least Two Quotes
From SEAI-registered contractors. Confirm the quoted U-value in writing.
Apply via the SEAI Portal
Before any work begins. Wait for the formal grant offer.
Installation and Post-Works BER
The contractor installs once the offer is in hand. A registered assessor confirms the average U-value and HLI afterward.
Upload Documentation and Get Paid
SEAI pays directly, or to the nominated contractor under a net-of-grant arrangement.
What Causes Delay or Rejection
Insufficient insulation is the most common reason for delay. If the pre-works BER Advisory Report flags inadequate attic or wall insulation, that needs to be resolved first.
Mismatched Product Specification
The actual installed window U-value must match what was quoted. Get this confirmed in writing from the contractor before work begins.
Cannot Be Backdated
Outside the specific 27 January to 2 March 2026 exception, grants cannot cover work already completed or ordered before approval.
Once-Off Entitlement
There’s no mechanism for a second round of window replacement under this grant at a later date.
Post-2011 Extensions Are Excluded
Even where the original house qualifies.
