Commercial properties access a different set of supports from residential grants: the SEAI Non-Domestic Microgen Grant for solar, the Accelerated Capital Allowance tax scheme, and dedicated workplace EV charging support, rather than the Better Energy Homes scheme that applies to houses.
Solar PV: Non-Domestic Microgen Grant
Covers equipment and installation labour for commercial solar PV, up to €162,600 toward the total project cost, depending on system size. Unlike residential solar, the 0% VAT rate doesn’t apply to commercial premises, businesses charge and reclaim VAT in the normal way. This can be combined with the Accelerated Capital Allowance for a further tax benefit.
Accelerated Capital Allowance (ACA)
A tax scheme, not a grant, but often the most valuable support available to a business. Companies, sole traders, and farmers paying corporation or income tax in Ireland can deduct 100 percent of the cost of qualifying energy-efficient equipment from taxable profits in the year of purchase, rather than the standard 12.5 percent per year over 8 years. Covers solar panels, LED lighting, efficient heating systems, and EV charging infrastructure, provided the equipment is new, owned, and on SEAI’s published qualifying list.
Stack them for maximum benefit. Combining ACA with an SEAI grant can cut the effective cost of an upgrade by over 50 percent, often bringing payback to 3 to 5 years.
Workplace EV Charging
Support through SEAI and Zero Emission Vehicles Ireland (ZEVI) for workplace charge points, up to a 60 percent discount, capped around €5,000 per point. Installation must be by a Safe Electric registered contractor.
Not Sure Where to Start? Energy Audits
SEAI offers a €2,000 voucher to SMEs to cover the cost of a professional energy audit, a strong starting point for any business unsure which upgrade to prioritise.
Larger Projects: EXEED
For significant capital investment, a new building, a major process upgrade, SEAI’s EXEED (Excellence in Energy Efficiency Design) scheme supports both design-phase professional fees and capital costs, with total grant support of up to €3 million possible. One EXEED-certified hotel property achieved 665,905 kWh per year in energy savings and a reduction of 138 tonnes of CO2 annually.

EXEED Suits Significant Projects
